IF YOU OWN OR MANAGE PROPERTY RENTED OUT TO TENANTS YOU “MUST” ENSURE THAT ALL ELECTRICAL EQUIPMENT OR WIRING INSTALLATIONS ARE SAFE TO USE. It is a “Legal Requirement” in England or Wales to have an (EICR) either every 5 years or change of tenant (New Tenancy) with fines of up to £30,000 for none compliance
The 5 main inspection areas the engineer will test are:-
1) Recording of all test inspection results to ensure safety compliance with BS 7671 standards.
2) Locating any damage or wear and tear that could become dangerous.
3) Thoroughly checking that the installation meets the IET requirements.
4) Checking that circuit breakers shut off in the required safety time and anything that could cause electric shock or risk of fire through overheating through high temperatures in wiring or sockets.
5) Provide a record of the installation condition at the time of inspection for legal insurance and safety record purposes.
